Advance TerraFund signed an agreement for a EUR 15 mln. bank loan

On March 31, 2008 Advance Terrafund REIT signed an agreement for a bank loan with the National Bank of Greece, London Branch (NBG London). The major clauses of the agreement are the following:

1. NBG London grants an investment loan at the amount of EUR 15 (fifteen) million to be utilized for refinancing of liabilities of Advance Terrafund REIT towards ING Bank N.V – Sofia branch at the amount of BGN 8 (eight) million, as well as for financing of the purchase of land by Advance Terrafund REIT.
2. Maturity – 31.03.2009 and the principal will be repaid through a lump-sum payment
3. The interest rate that will be charged will be equal to 1-month EURIBOR + 2.5 (two and a half) percentage points per annum.
4. Collateral:

• Special lien of the whole commercial enterprise of Advance Terrafund REIT
• Special lien of current and future receivables of Advance Terrafund REIT.
